Currently, activities in this sector demonstrate low levels of productivity and efficiency throughout the process due to extensive reliance on manual labor, often associated with intense physical effort, which are still predominant characteristics of traditional construction. In this scenario, the industry actively seeks innovative methods to streamline and enhance its processes. The purpose extends beyond improving the performance and quality of buildings, encompassing the reduction of associated environmental impacts. In light of this, modular construction not only emerges as an alternative but also assumes a prominent role by positioning itself as a strategic pathway for transforming the construction industry into a contemporary and efficient entity. By embracing the modular approach, the sector can respond to current demands for efficiency and quality, and more significantly, align promptly with the vision of a future where construction becomes an agile, sustainable, and highly productive industry. Therefore, the scope of this work involves conducting a comparative analysis between traditional construction systems and off-site systems to determine which one effectively meets the current demands of the civil construction sector. The main objective is to evaluate which of these systems provides a significant advantage through its adoption and offers the best cost-benefit ratio. Dry construction methods have been gaining an increasingly significant share of this market. In this context, this study proposes a qualitative and quantitative analysis of the construction methods involving ceramic block masonry and dry construction. The specific focus of this study is to examine and calculate the differences in structural loads, assess execution productivity, and determine the costs involved between the two systems. The adopted methodology is based on a case study, with data collection conducted through document analysis and onsite monitoring of the construction project. To obtain the estimated results of this research, there was a comparative analysis of structural loads, taking into consideration the weights of each partition, productivity assessment through the Unitary Production Ratio (UPR), and cost determination using the spreadsheet from the National System of Costs and Indexes for Civil Construction (SINAPI) and cost composition spreadsheets from the Department of Urban Development and Public Works (SEDOP). Based on the results obtained in this case study, we conclude that gypsum board walls stand out in comparison to conventional masonry, presenting notable advantages such as lower costs, ease of compliance with regulations, higher productivity, and a lighter structure.
